Appliances
(Refrigerator, Range, Garbage Disposal, Dishwasher, Hot Water Heater,
Washer, Dryer and Air Conditioner)
All appliances installed in your home come with a “manufacturer’s
warranty”.
It is your responsibility to properly use and maintain your new appliances.
In the event service is required, you must contact the manufacturer
directly for all service needs.
Manufactured Surfaces
(Porcelain, Fiberglass, Sheet Vinyl, Ceramic Tile, Laminated Tops,
Marble, Glass and Mirrors)
Del Pueblo Communities assumes no responsibility for scratches, nicks,
chips or gouges reported after closing and/or move-in. We will assume
that damage occurred during or after move-in and therefore becomes
the homeowner’s responsibility.
Pest Control
Pest control is the homeowner’s responsibility. Arizona is home to
many crawly species such as crickets, scorpions, etc. that are capable
of getting into your home through any small opening. You will want
to employ pest control services as needed.
**A termite Warranty is issued to warranty against termites. You will
find this in your walk through packet. Please read carefully for terms
and conditions. **
Minor cracks in Concrete, Masonry, Interior Walls, and Ceilings
Minor cracks may develop from natural causes beyond the control of
the builder. In these cases, no corrective actions will be taken.
Plumbing
Drips and leaks at faucets, hose bibs and other plumbing fixtures
become the homeowner’s responsibility after the first year. Replacement
of washer, etc. is considered normal homeowner maintenance.
Emergency Services
In the even you experience any of the following situations; you should
contact Del Pueblo Communities or the appropriate company immediately.
- Total (or near total) electrical failure
- Total plumbing stoppage or major leaking
- Total Heating and/or air conditioning failure
Is It Customer Service or Homeowner Maintenance?
Del Pueblo Communities is happy to make any legitimate repair, but
we do not perform maintenance on your home. In the event a service
person is sent out and discovers that damage is caused by owner negligence
or failure to follow normal operating instructions, you will be charged
for the service.
Examples of unnecessary service calls are:
- Failure of furnace or air conditioner due to dirty filter
- Power failure because a circuit breaker is in the "off" position
- Sewer stoppage due to something you have introduced into the system
- Failure to re-set the Red GFI button after overloading circuit
It is our goal to do everything possible to make your home as trouble
free and enjoyable as possible. We strive to provide you with the
finest quality home for the least money. We trust you will be satisfied
with it and find years of enjoyment for yourself and your family.
Walk Through Policy
Our policy regarding repairs to homes has been developed through many
years of experience, and is a fair one. We ask all homebuyers to
conduct a “walk through” prior to closing or date of occupancy with
a representative of Del Pueblo Communities. This walk through is
very thorough and you are given as much time as needed to note any
and all items which may require service. |
